Before We Start

Most people don't realise how much the method matters

When moss starts dropping off your roof and into your garden, or when you notice the tiles looking a bit green and sorry for themselves, the natural instinct is to get it sorted. That makes complete sense.

But here’s the thing… not all roof cleaning is equal, and choosing the wrong method can actually leave your roof in worse shape than when you started. Sadly, we’ve seen it happen too often. Tiles looking washed out, cracked tiles, mortar damaged, and water leaks. All from a clean that seemed reasonable at the time.

We’re writing this guide because we genuinely believe that an informed homeowner makes a better decision. Even if that decision isn’t us… though we hope it will be!

The key question to ask about any roof cleaning method

Not “how much?” but “what does this do to my roof over the long term?” Price is easy to compare. But the effect on your tiles is harder to see, until it’s too late.

Know Your Options

The four main roof cleaning methods, compared

There are broadly four approaches used here in Scotland. Here’s a simple summary of each, including where each one genuinely makes sense.

Air Cleaning

Uses a controlled flow of compressed air, directed through extending poles to a lightweight brush head, to lift moss cleanly from the tile surface and deep from within the joints between tiles.

The kind of thorough clean that water and brushes simply can’t reach without applying damaging force. Your tiles are cleaned the way they need to be, thoroughly, but gently.

Because the poles do the reaching, your tiles are never walked on. The air does the work, not foot traffic or pressure.

Risk: Very low – the gentlest effective method available

Result: Excellent, improves over 3–9 months as biofilm clears

Cost: Mid to upper range, reflects the specialist approach

Suits: Every tiled roof, especially those with concrete or clay tiles

Pressure Washing

Uses high-pressure water to blast moss from tiles. Safest approach used a flat surface cleaner (but most companies use turbo nozzles). Fast and cheap to deliver, which is why it’s common. Be aware it can come with significant risks that most companies won’t tell you about upfront.

The National Federation of Roofing Contractors, the Roof Tile Association, and all major tile manufacturers advise against it (that’s not a coincidence).

Risk: Higher – potential tile, mortar, and water damage

Result: Looks clean immediately

Cost: Usually amongst the cheapest quotes you’ll receive

Suits: Honestly? Debatable, based on their exact approach, but see advice above from The National Federation of Roofing Contractors.

Steam cleaning

Uses hot steam rather than cold high-pressure water. Gentler than pressure washing, and the heat does help kill moss. However, it still involves pressure washing and directing water onto your roof. Delivery costs are higher.

Worth considering if compressed air isn’t suitable for your roof type. Ask the company to explain exactly why they’re recommending it for your specific tiles.

Risk: Slightly lower than pressure washing, but not water-free

Result: Good, though similar concerns about water penetration apply

Cost: Usually higher than pressure washing, similar to air cleaning

Suits: Some specific tile types

Manual scraping & brushing

Exactly what it sounds like. Going onto your roof and physically scraping and brushing moss off by hand. Very low-tech, but effective. Doesn’t involve pressure washing, but isn’t as deep a clean (moss removal) as compressed air.

The drawback is that it typically requires walking on the roof, which carries its own risks, both for the safety of your tiles and the person on your roof.

Risk: Medium – roof traffic/cracked tiles is the concern

Result: Removes visible moss, but wire brushes are unable to penetrate joints between your tiles

Cost: Variable – labour-intensive

Suits: Most roof types

WORTH UNDERSTANDING BEFORE YOU DECIDE

The pressure washing question

We get asked this a lot, so it’s worth spending a moment on this, because pressure washing is common, often the cheapest quote you’ll receive, and the risks aren’t always made clear upfront.

The concerns around pressure washing tiled roofs aren’t ours to make, they come from the official bodies and manufacturers who know roofing materials best. The National Federation of Roofing Contractors, the Roof Tile Association, and major tile manufacturers have all published guidance advising caution around pressure washing tiled roofs. Their documented concerns include:

What the official guidance identifies
According to the NFRC, the Roof Tile Association, and major tile manufacturers, pressure washing tiled roofs carries risks including: water being forced into the roof structure and subframe; protective surface coatings being stripped from tiles; tiles, mortar, and pointing being cracked or dislodged; and accelerated aging of the roof surface over time.

We’d encourage you to look up that guidance yourself before booking anyone. It’s publicly available and worth reading, whatever company you end up choosing.

One further consideration worth noting: some home insurers have exclusions around pressure washing as a maintenance method. It’s worth checking your own policy before proceeding with any company, so you’re not caught out later.

Like many companies in this industry, our own approach has evolved over the years as we’ve invested in better equipment and methods. Our compressed air system is specifically designed to clean effectively without saturating tiles or applying damaging pressure, which is why we now use it as our primary method.

A fair point, worth making
Context always matters. If a company is recommending pressure washing for your specific roof, it’s entirely reasonable to ask them directly how they address the concerns the official guidance raises. A confident, specific answer is a good sign. Vagueness is useful information too.

The honest numbers

What roof cleaning actually costs in Scotland... and why

We know pricing is one of the first things people want to understand. So here’s a straightforward breakdown of what you’re likely to see across different methods and providers.

Roof cleaning is priced primarily on the size of your roof – measured in square metres – with adjustments for complexity, access difficulty, and the method used. A standard semi-detached in Central Scotland might be around 80–120m². A larger detached house can easily reach 200–350m² or more.

To give you a rough sense of scale: at the lower end of the market, you might be quoted around £7 per m²; at the upper end, around £14 per m² for specialist methods with professional equipment and biocide included. A 100m² roof therefore sits somewhere between £700 and £1,400 depending on who you use and how they work.

Manual scraping

£5 – £10 / m²

Often the lowest quotes you’ll receive. Low-tech but labour-intensive. Effective at removing surface moss, but usually requires walking on the roof and doesn’t address regrowth at the spore level, unless a biocide treatment is included.

Pressure washing

£7 – £12 / m²

Common and widely offered. Fast to deliver. The guidance from the NFRC, Roof Tile Association, and tile manufacturers around the risks is worth reading before proceeding… see the section above.

Steam cleaning

£10 – £15 / m²

Higher equipment costs than other methods. The heat helps kill moss on contact. Still involves directing water onto the roof, so method and operator experience matter significantly.

Compressed air

£8 – £15 / m²

Specialist equipment and trained operatives. No water on your roof. Professional biocide treatment always included. Protection for 2–3 years. Price reflects the investment in proper equipment and safe access.

What does that look like in real money?

Take a small detached house with a roof area of around 120m² – roughly 10 metres wide by 10 metres deep with a standard pitch (the pitch means the roof area isn’t simply 10 x 10). That’s a fairly typical Scottish home. Based on the ranges above, you’d expect to see quotes roughly in the region of:

Manual scraping > £600 – £1200

120m² at £5–£10/m²

Pressure washing > £840 – £1,440

120m² at £7 – £12 / m²

Steam cleaning > £1,200 – £1,800

120m² at £10 – £15 / m²

Compressed air > £960 – £1,800

120m² at £8 – £15 / m²

Your actual quote will depend on your specific roof, its condition, and how accessible it is. But this gives you a realistic frame of reference when comparing.

Why does price vary so much within each method?

One factor that often gets overlooked when comparing quotes is access equipment. Working safely at height on a domestic roof requires proper scaffolding towers — the kind that require specific training to erect and represent a meaningful investment to purchase and maintain.

Some companies skip that investment, using standard ladders or walking directly on the roof instead. It’s quicker to set up and it keeps their prices lower — but it carries real risk both to your tiles and to the operative working on them. It’s worth asking any company you’re considering exactly how they access your roof before you commit.

A question worth asking every company you speak to

“How do you access the roof… do you use scaffolding towers, ladders, or do you walk on the tiles?” A confident, specific answer is a good sign. So is a company that raises it without being asked.

How we price, specifically

Our quotes are based on the measured square metreage of your roof, multiplied by our rate, with a complexity factor added where the job needs extra care… e.g. steep pitches, difficult access, or heavily affected areas. We’re transparent about how we arrive at our number, and there are no hidden costs. What Ruth quotes is what you pay. Biocide treatment is always included.

Before you say yes to anyone

Six questions worth asking every roof cleaning company

A good company will answer these confidently and honestly. Any hesitation, vagueness, or deflection is useful information.

What method do you use, and why is it right for my specific tiles?
If they can’t explain this clearly, that’s a concern.
Do you walk on my roof?
Scaffolding towers or proper access equipment is the safer approach, for both your tiles and the person cleaning. Roof walking, especially on older tiles, carries significant risk.
Are you fully insured for working at height on domestic properties?
Ask for the name of their insurer if you’re unsure. A reputable company won’t mind.
Does the price include a biocide treatment?
Removing moss without treating the remaining spores means regrowth often comes back faster (often within a year). Make sure it’s included, not an add-on.
What happens if something gets damaged?
How they answer this tells you a lot about whether they stand behind their work.
Can I see before and after photos from similar roofs in this area?
Scottish roofs, in Scottish weather. Local experience matters.

SETTING EXPECTATIONS

What a great roof clean actually looks like

Worth knowing before the job, so you know what to expect on the day and in the weeks afterwards.

On the day

The team arrives when they said they would, and lets you know if anything changes
They explain what they’re doing before they start, and answer any questions without making you feel awkward for asking
Downpipes are blocked before cleaning starts, so debris doesn’t drop into your gutters
Plants, garden furniture, and surfaces near the house are protected with tarpaulins
All moss and debris is collected and properly disposed of… not left in your bin or swept into the garden
Gutters are cleared as part of the job
You’re shown the before and after… either in photos or in person

In the weeks after

The biocide treatment continues working for months after the job is done
Your roof will actually keep improving in appearance over 3–9 months as remaining biofilm gradually breaks down and washes away
Some unevenness in colour is completely normal, it’s just your original tiles reappearing after years under moss
Moss regrowth should be minimal for at least 2–3 years

One thing to know about the biocide

It isn’t an instant visual transformation. Some people expect the roof to look dramatically different the moment the treatment goes on. It doesn’t work that way… it works slowly and silently, killing spores and preventing regrowth. The improvement is gradual, and the result is long-lasting. That’s the point of it.
